We had our first experience with mold in 1990’s; we were presented with leaky condo buildings in Victoria, Sidney, Langford, Duncan and Cowichan Valley areas. We found and stopped water leaks on the exterior of the buildings caused by numerous deficiencies.   We worked with BC hydro power smart contractors that had changed fans and windows. We also worked with contractors that were part of the former new home warranty. Their early experience was helpful in learning why buildings were rotting inside and out. Condos/Houses built with the air tight envelope theory (National building code at the time), suffer from moisture jetting into the walls, through holes in the envelope, caused from pictures being hung or shelving. Basically, anything that damages the plastic vapor barrier will allow warm moist air into the cool wall space, this creates a dew point and sets up the perfect environment for mold. (Warm, moist, dark, and lots of food).  Condos and houses today have a vented wall space and H vacs to remove moisture.  The mold may be already in the walls of a home, it is often found in the cheaper low grade lumber that is used in some new homes. It has been in my experience that it likes OSB board, a board used in new home construction sometimes. However, Mold can be found in older homes that were balloon built. Moisture can travel from the damp unfinished crawl space, up the open wall studs into the attic. We have found that in the Colwood area, a large number of 1970’s homes with stucco soffits, “making for a venting nightmare”.  In one case the home owner had blown insulation installed. The insulation contractor did install soffit shoots into the totally blocked soffits. We had to remove all of the roofing, molded sheeting and stucco soffits to achieve a healthy home.

We have found that everyone seems to have a different opinion on the health effects from mold exposure in large amounts
